Q: How do you determine the price to offer for my house?
A: Our process is simple. We look at the location of your house, any repairs that are needed, the current condition, and comparable houses in the neighborhood that closely represent the value of your house once all repairs are completed. We then use all this information to calculate a fair market price for your house.

 

Q: What type of houses do you buy?

Q: What exactly do you mean by "any condition, price range, or situation?
A: Whether you are going through a divorce, in foreclosure, inherited a house you don't want or need, over-leveraged, have tax or HOA liens, the house is not maintained and needs work, or fire damaged, we can make a fair market price offer for your house. WE CAN BUY IT!

 

Q: Are there any fees or commissions to work with you?
A: There are absolutely NO fees or commissions to work with us. We will make you an offer, and if it's a fit, we will buy your house (and we’ll pay the closing costs, too! ). No hassle. No fees. No commissions. Our return on investment comes after we pay for any needed repairs or upgrades, market the house, then sell it for a reasonable profit. We assume all of the risk of whether we can sell the property for a profit once we buy it from you. The responsibility is ours. You receive payment and we take ownership of the property. At that point, you have no further legal or financial obligation to the property.

 

Q: How are you different from a real estate agent?
A: Real estate agents list properties and market them to potential buyers. As you know, you pay a commission as a percentage of the sale price when you work with an agent. Often times it’s anywhere from 3% to 7% of the sale price (so on a $100,000 house, your commission costs to an agent are anywhere from $3,000 to $7,000). In addition, the average time to sell a property in many markets right now is 2-4 months. Agents do provide a great service for those who can wait until the property sells, but this scenario requires you to continue making mortgage payments and additional out-of-pocket costs to complete all the repairs needed to market and sell the property. We will buy your house AS IS. No more mortage payments. No out-of-pocket costs for repairs. Since we present all feasible options available for us to buy your house, including a CA$H offer, normally, we can make a decision within a few days (sometimes the same day).

 

Q: Am I under any obligation to sell my home when I submit my property information?
A: There is absolutely NO OBLIGATION on your part. Once you tell us about your property, we will contact you and schedule a call to find out more about the property and your situation. We will also setup a time to meet with you, view the property, and answer any remaining questions or concerns you may have. We then prepare all available offers based on your current situation that’s fair for both you and us. From there, it is totally your decision on whether or not you want to sell your house to us. We will never pressure or harass you. It is entirely your decision, and you decide what’s right for you and your family.

 

Q: Is my information kept confidential?
A: YES! Your privacy is of the utmost importance to us. That is why we use SSL enabled web pages when any of your personal information is sent to us over the web. All information you provide is completely confidential. We use the information you provide ONLY to prepare the offer to buy your house. We DO NOT share client information with anyone.

 

Q: If I know of another property your company may want to buy, do you pay a referral fee?
